To determine the gross rental yield, divide the total annual rental income by the property’s current market value or purchase price, then multiply the result by 100 to express it as a percentage. For example, if a property is purchased for $300,000 and generates $2,000 in rent per month, the annual rental income would be $24,000 ($2,000 x 12).

Using this example, the gross rental yield would be calculated as ($24,000 / $300,000) x 100, which equals 8%. This 8% figure indicates the percentage return on the property’s value based purely on the rental income. This calculation is considered “gross” because it does not factor in any operational costs.

Calculating Net Rental Yield

Net rental yield offers a more comprehensive assessment of a property’s profitability by incorporating operating expenses. This calculation provides a clearer picture of the actual return on investment, as it considers the costs incurred to maintain and operate the property.

To calculate net rental yield, you first determine the net annual rental income by subtracting all operating expenses from the gross annual rental income. Common operating expenses include:

  • Property taxes
  • Insurance premiums
  • Maintenance and repair costs
  • Property management fees (typically 8% to 12% of collected rent)
  • Homeowner association (HOA) fees
  • Costs for utilities if paid by the landlord
  • Advertising and marketing for tenants
  • Tenant screening fees
  • Professional fees for accounting or legal services

Once the net annual rental income is established, divide this figure by the property’s market value or purchase price and multiply by 100 to get a percentage. For instance, if a property generates $24,000 in gross annual rental income and has $6,000 in annual operating expenses, the net annual rental income is $18,000. If the property’s value is $300,000, the net rental yield would be ($18,000 / $300,000) x 100, resulting in a 6% net rental yield.
