These government-sponsored enterprises purchase most conventional loans, standardizing lending criteria. Loans that exceed these limits are considered “non-conforming” and pose a higher risk to lenders, as they cannot be readily sold on the secondary market to Fannie Mae or Freddie Mac.

For 2025, the baseline conforming loan limit for a single-family home across most of the United States, including the majority of Florida counties, is $806,500. Any mortgage for a single-family home exceeding this amount in these areas would be classified as a jumbo loan. The FHFA adjusts these limits annually, primarily in response to changes in average U.S. home prices, aiming to keep conventional financing accessible.

While a statewide baseline exists, certain high-cost areas within Florida have elevated conforming loan limits. For instance, Monroe County is recognized as a high-cost area, where the conforming limit for a single-family home can reach $967,150 in 2025. A loan above this higher threshold in Monroe County would be considered a jumbo loan.

Qualifying for a Jumbo Loan

Qualifying for a jumbo loan involves meeting more stringent financial requirements compared to conventional mortgages. Lenders expect borrowers to demonstrate exceptional financial health and stability to manage the larger loan amounts. A strong credit history is a primary consideration, with most lenders seeking a credit score of at least 700 to 720, and some may require 740 or higher for the most favorable terms.

Borrowers also need to maintain a lower debt-to-income (DTI) ratio, which measures the percentage of gross monthly income used to pay debts. This includes detailed proof of income, such as recent pay stubs, W-2 forms, and tax returns. Lenders also review several months of bank statements to confirm assets and employment stability.

Beyond the numbers, lenders conduct a comprehensive risk assessment that considers various factors, including the specific property type and the prevailing market conditions in Florida. The higher the loan amount, the greater the potential financial loss for the lender if the borrower is unable to meet their repayment obligations. This comprehensive evaluation ensures a thorough understanding of the borrower’s capacity to repay and the property’s value.
