A deposit bond is essentially a guarantee provided by a financial institution or an insurance company to a seller on behalf of a buyer. It functions as an “IOU,” assuring the seller that the deposit amount will be paid at settlement, even though no actual cash changes hands at the time of contract exchange. This financial product is commonly used in real estate transactions as an alternative to a traditional cash deposit, which typically amounts to a percentage of the purchase price.
The primary purpose of a deposit bond is to alleviate the need for a buyer to have immediate access to a substantial cash deposit. This can be particularly beneficial if a buyer’s funds are tied up in other investments or if they are awaiting the sale of an existing property.
