Providing a Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN) is also necessary, as these are used for conducting essential background and credit checks.

Financial Standing Requirements

Landlords need to confirm a prospective tenant’s ability to consistently pay rent, which often involves reviewing employment details. This includes the employer’s name and address, job title, start date, and gross salary.

Renters should expect to show proof of various income sources, which can encompass primary employment, secondary jobs, or other forms of verifiable income such as Social Security benefits, pension distributions, or annuity statements. Landlords commonly look for a gross monthly income that is at least 2.5 to 3 times the monthly rent. Some property owners may even require annual income to be 40 to 45 times the monthly rent.

Credit checks play a significant role in evaluating financial responsibility, and applicants must provide consent for these reports to be pulled. Landlords typically examine a credit report for the applicant’s credit score, payment history, and any outstanding debts. They also look for derogatory marks, which include late payments, accounts in collections, or past bankruptcies. While there is no universal minimum credit score, a score of 600 to 670 or higher is generally considered favorable, although requirements can vary depending on the property and market.

Rental and Personal History

Landlords seek to understand an applicant’s past behavior as a tenant, making rental history a significant component of the application. This typically involves providing contact information for previous landlords or property managers, along with past addresses and dates of tenancy. Applicants may also be asked to explain reasons for moving from previous residences.

Beyond rental history, background checks are routinely conducted to assess an applicant’s broader personal history. These checks, for which consent is required, often include reviews of criminal records and eviction histories.

Applicants are frequently asked to provide personal or professional references. These individuals can vouch for the applicant’s character, reliability, and ability to maintain a tenancy responsibly. Positive references can significantly strengthen an application, particularly for those with limited rental history.

Upon approval, applicants should be prepared for significant upfront costs, most commonly a security deposit and the first month’s rent. Security deposits typically range from one to two months’ rent, though some landlords may require up to three months’ rent, especially for applicants with lower credit scores or limited rental history.

Additional information may be required, particularly for households with pets, including details like breed, weight, and vaccination records, often accompanied by pet deposits or monthly pet rent. Vehicle information, such as make, model, and license plate number, may also be requested. If an applicant does not meet the income or credit criteria, a co-signer or guarantor may be necessary, and they will also need to provide similar financial and identification documents.
