The frequency and specific due dates for real estate tax payments vary significantly across states, counties, and municipalities. While there is no single national standard, several common payment schedules exist.

One prevalent schedule is annual payment, where property owners make one lump-sum payment per year, often due in the fall or early winter. Other jurisdictions may opt for semi-annual payments, splitting the annual tax bill into two installments, typically due about six months apart. Quarterly payment schedules are also common, requiring four payments throughout the year.

For example, New York City bills quarterly for properties with an assessed value of $250,000 or less, with due dates on July 1, October 1, January 1, and April 1. Some areas, like Williamson County, Texas, offer a quarterly installment option for specific taxpayers, such as those over 65 or disabled, with payments due on January 31, March 31, May 31, and July 31. Many homeowners with mortgages effectively make monthly real estate tax payments through an escrow account. In this arrangement, a portion of the estimated annual tax is included in each monthly mortgage payment. The mortgage lender then holds these funds in the escrow account and pays the tax bill on behalf of the homeowner when it becomes due. Property owners are typically notified of their tax obligations and due dates through mailed tax bills or online portals. Methods of Payment and Collection

Property owners have several direct options for submitting real estate tax payments. Many jurisdictions offer online payment via credit cards or e-checks through official government websites. In-person transactions are often available at government offices or designated payment centers. Some localities provide automatic payments, deducting the tax amount directly from a bank account on the due date to avoid late fees.

For homeowners with mortgages, escrow accounts are a common collection method. Mortgage lenders collect an estimated portion of annual real estate taxes with each monthly mortgage payment. These funds are held in a dedicated escrow account, allowing the lender to pay the tax bill directly on the homeowner’s behalf when due. This system offers convenience by spreading the tax burden into smaller monthly installments.

Escrow accounts are subject to annual reviews, known as escrow analyses, which assess if collected funds are sufficient for upcoming tax obligations.
